Present density of the land is defined by document from 2002. The land consists of 85 meters of beachfront and 123 meters depth, 10,586m2. A house can be built on 200 m2 of surface of the lot. The building can have 2 floors with a maximum building height of 8 meters. At the moment there is no electricity on this part of coast. All resorts and villas are independent. They use solar energy and have their own wells. Water is abundant in depth of 3 to 5 meters. Currently the owners rent the federal zone in front of the property. There is a document from Desarrollo Urbano that an application can be made for a project with density of construction up to 2500 m2 on the land. This document is officially recorded in Desarollo Urbano Felippe Carillo Puerto. This document is good as supporting document for the future project.

The land is located on the most beautiful beach of Costa Maya, Pulticub-Tampalam. This area’s climate is a bit different of the one on Riviera Maya. Vegetation here is very lush and pristine the same as all the coral reefs. Fauna and flora is very alive, full of peace and energy. The sea is full of fish and conch. Vegetation consist mainly of coconut trees. The beach is wide and consist of fine white coral sand. The land is protected by group of corals distant 170 meters in front of the property. There is a small cenote outlet in the ocean between corals full of fish. Water is shallow for 350 meters. Because there are no lakes behind the land and no soil, only the sand on the beach, the water is clear and visibility under the water during normal condition is 45 meters. Since the land was purchased in 2008 the beachfront has grown in size and hight. Five years after it was purchased there was a professional topographic survey of the land conducted by company from Playa del Carmen. There are concrete posts on the property exactly as shown on topographic survey. These posts were sticking out of sand around  80 cm but since the beachfront is gaining the sand they are now on the beach level.

When the land was purchased, Stewart Title company from Playa del Carmen did the property title history search. The land used to be national land until reforms at 1928 led to private ownership of all the land in this area. There was only one owner who died in 1998 and divided the land between his 3 sons. north part of the land was purchased from one of his sons.

Land is located 50 km north of Mahahual in Pulticub. The road is proper good asphalt straight road for 47 km until the road connects to the beach road by the airport in Pulticub. From there the land is distant exactly 3.5 km. Access is good by hard beach road. It is located exactly 3.5 km from T junction where asphalt road meets beach road.

Area has been designed for tourism. There will be villas and high end resorts on the coast. Officials told us that similar of the one in Tulum. Government master plan was designed few years back for the whole Mayan Coast. Coast is subdivided to areas. Each area has different regulations, densities…The coast will have 5 large towns. Three are on the coast and 2 behind lakes. Xcalak, Mahahual and future Pulticub distant 3 km south of our land. Only Mahahual and Pulticub has potential to grow as in these areas have solid dry and high land foundation, specially the one in Pulticub. The rest of the coast has wetlands, lakes, mangrove forests. Pulticub is going to be large town in the future. There are plans to build marina and condos in the first stage of the city. Government plans are to bring tourists from north to Costa Maya by sea with regular service from Florida, Cancun, Playa Del Carmen, Pulticub, Mahahual, San Pedro, Belize. Also there will be construction of new access road to Mayan Coast build 14 km south of Fellipe Carillo Puerto directly to Pulticub.

The most of the land ownership has changed in the past 3 years and this is only the land available for sale as far as we are aware. All the lots north of our land has been sold to companies and individuals. Some project has been already constructed but the biggest development and land prices are just about to change. It is excellent time for investors to step in.  There is also pressure from developers and municipality to increase densities and attract tourism on the coast. After they created new municipality of Bacalar, the coast is now divided between Chetumal, Bacalar and Felipe Carillo Puerto. Officials of all of these municipalities has serious interest to develop their own part.

Area from Pulticub to Punta Herrero is very unique and secluded. Most of the people who spent their holiday are wealthy, celebrities, royals…. and arrive by planes directly to Pulticub airport where are awaited by hotel staff. Some tourist hire small planes from Cancun, Chetumal and other cities in Mexico to take them to Pulticub. Vacation type here for now is private all inclusive, peaceful, far away form public. Also the room and villa rates are financially more attractive for the owners than the other areas on the coast.

All the documents of the land are in right order to sell. Land was purchased under the Mexican company called Mayan Sun Paradise and 100% owned by the seller. They would prefer to sell the company which was created solely for purpose of holding the land title.

They are open to receive one or two apartments and rest in cash for the land.
